A quitclaim deed is a legal document that is used to transfer one party’s interest in real estate to another party.

Quitclaim deeds differ from other forms of deeds because they contain no warranty about the status of the property’s title. That is, the party receiving the interest in the property assumes any liens or financial responsibilities that are attached to the property’s title. Because of this, quitclaim deeds are most frequently used to transfer property ownership between family members or spouses. They are also frequently used in divorce proceedings.
