Your agent is an experienced real estate professional who will consult with you on pricing strategy, marketing, staging and prepping your home for sale. Our agents are also tireless negotiators who will successfully guide you through offers, inspections and closing. Our listings consistently sell for higher prices with shorter market times than average.
Our agents want you to sell your home quickly for top dollar. We insist that our agents see the home in person so that we know what we are selling. This onsite visit is also where we can discuss items that need attention before bringing the home on the market, along with staging and pricing advice.
After your onsite visit, we put hours and hours of research into your CMA (Comparative Market Analysis). We evaluate trends in your local market - for instance average days on market, average sale price, and current inventory. Your agent will personally tour your competitors and drive by the most recently sold. Our CMAs will effectively zone in on a realistic sales price range. We're not all-knowing about prices, as the market will ultimate determine a home's value, but we analyze hundreds of properties a year and use this experience to set your asking price as realistic as possible.
In addition to setting the right price, we'll make sure that your home looks its best in-person and online. We provide professional photos, enticing marketing descriptions, yard signs, flyers and online listings that will compel buyers to want to see your house. Because we share our listings automatically with other brokers, your home will get just as much online marketing exposure as using a large brokerage. (We're pretty sure that our marketing exposure is even better than many traditional agents!)
When your property doesn't sell right away, it is important that your agent is tracking activity and following up with prospective buyers. You will receive real-time feedback from agents who have shown your home along with weekly market updates from your agent about what is and isn't selling in your area.
We charge 1.5% of the sales price to sell your home. This is half of the traditional commission charged by many other brokerages. (We still recommend offering market-rate commission - typically 3% - to the buyer's agent.) Based on a $500,000 house and a 3% listing commission, that is a savings of $7,500!
