Q: What happens if the seller damages the home while I am waiting for closing to occur?
If the seller damages the home prior to your closing and taking ownership of the house there are some remedies for that that are built into your contract. There’s an addendum that is typically attached in your contract that protects you, it states that the property and grounds are to be maintained in the same condition they were when you offered on it. Your buyer’s agent should take you through the house one time before closing and verify that the condition is the same. If there are significant damages or anything that has changed since you offered on the property, then the closing process would stop until those issues are taken care of by the seller.
