The Selling Office Commission (SOC) is the amount of commission paid on the sale of the home to the buyer’s agent. Typically real estate agent commissions for both the seller’s and buyer’s agent are paid by the seller. These commissions are generally determined by the listing agreement signed by the seller.
In some markets, the selling office commission is known as a “co-broke”, short for co-brokerage. A co-broke is when the listing broker agrees to share a portion of the sales commission with the agent who brings a buyer to the transaction.
